JOB RESPONSIBILITIES 1.
Responsible for the overall operation/coordination of the Maintenance Department in accordance with current applicable federal, state, and local laws.
2.
Will interview, select, train, supervise, and evaluate all new employees through an orientation period and prepare employee evaluations (90 days, semi-annually, and annually if applicable).
3.
Supervises, plans, organizes, and directs the activities of the Maintenance Assistant (if applicable) including scheduling, assignments, and general responsibilities.
4.
Is on call 24-hours/day and ensures the safe operation of all machinery:
vehicles, maintenance equipment, laundry equipment, ware-washing equipment, boilers, etc.
5.
Notifies contractors as needed and coordinates services to ensure all equipment and resident care equipment/needs are met.
6.
Maintains all preventative maintenance schedules and performs daily, weekly, monthly, semiannually, and annual inspections per RMHC policies and procedures and meets all regulatory requirements.
7.
Cleans, lubricates, and properly stores maintenance tools/equipment.
8.
Makes simple carpentry repairs and provides minor cosmetic upkeep such as painting.
9.
Attends to all repair requisitions, prioritizing, allocating job repairs and follow-up.
10.
Makes the inventories to ensure all necessary items are ordered and available for the overall operation of the Maintenance Department.
11.
Monitors all electrical and safety equipment.
Performs the testing on the ER generator as required (weekly/monthly load tests).
12.
Will complete the monthly Preventative Maintenance Log to ensure compliance with RMHC policies, Risk Management, State, Local, and Federal requirements.
13.
Will maintain a professional and working relationship with all vendors, contracted services, and the corporate purchasing director related to maintenance supplies, services, and equipment.
14.
Involved in the setting and adjusting of pay and work hours for all employees supervised.
15.
Will be involved in employee complaints and grievances as well as disciplinary action when needed.
16.
Provide for the safety and security of employees and property and supervises security staff if applicable.
17.
Involved in planning and controlling the maintenance budget.
18.
Participate in staff development and continuing education programs.
Encourage and supervise staff's similar participation.
19.
Participate in Continuous Quality Improvement Program as required and a member of the Safety Committee.
20.
Promote enthusiastic participation and support of CQI by personnel.
21.
Follows departmental and facility policies and procedures.
22.
Attends required in-services and on the job training as assigned.
23.
Other duties as assigned.
